Floor heating guide

Common problems with underfloor heating, and how to avoid them

Short answer

Most underfloor heating problems come from the installation, not the system: missing insulation, circuits that are too long, unbalanced manifolds or pipe that was not pressure-tested before the screed. Installed properly, hydronic floor heating is one of the most trouble-free ways to heat a home.

By GSAT Group, floor heating in Lebanon since 1990. Updated 2026-10-27.

The usual problems and their causes

  • Rooms that never get warm: circuits too long, pipe spaced too far apart, or a manifold that was never balanced.
  • Slow to warm up: normal for pipe in a screed, which heats a heavy floor. It is designed to run steadily, not to be switched on and off.
  • High running cost: no insulation under the pipe, so heat goes down into the slab instead of up into the room.
  • Leaks: rare when each circuit is one continuous pipe with no joints under the floor, and the system is pressure-tested before the screed is poured.
  • Cracked tiles or floors: screed not cured properly, or the system heated up too fast the first time.

How a good installation avoids them

  • Planned first: a room-by-room layout with circuit lengths and spacing worked out before work starts.
  • Insulated: insulation panels under every pipe.
  • Tested: every circuit pressure-tested before the screed, while the pipe is still visible.
  • Balanced: flow set per circuit at the manifold at handover.

Maintenance

The pipe under the floor needs nothing. What needs an occasional check is the plant: the boiler or heat pump, the pumps, the manifold valves and the system pressure. GSAT maintains heating, plumbing and mechanical rooms.

Can I install it myself?

Electric mats in one room can be fitted by a capable DIYer and an electrician. A hydronic system needs design, the right materials, pressure testing and balancing, and mistakes end up under a finished floor. It is a job for a specialist.

Questions people also ask

What are common problems with underfloor heating?

Rooms that do not warm up, high running cost and slow response. They usually come from missing insulation, long or unbalanced circuits, or no pressure test, not from the system itself.

How common are leaks in underfloor heating?

Rare when each circuit is a single pipe with no joints under the floor and the system is pressure-tested before the screed is poured.

What are the disadvantages of underfloor heating?

Higher installation cost than radiators, a slower warm-up, and it is easiest to install when the floor is being built or redone anyway.

Does underfloor heating need maintenance?

The pipe needs none. The boiler or heat pump, pumps, valves and system pressure should be checked from time to time.

Is floor heating unhealthy?

No. It heats at a low surface temperature and does not blow air around, so it stirs up less dust than heaters and radiators.

Can I install underfloor heating myself?

Electric mats in one room, possibly. A hydronic system needs design, pressure testing and balancing, so it is a specialist job.
